After surging to more than 20% year-over-year during the post-pandemic building boom of 2021–2022, residential building material prices fell sharply and stabilized through 2023 and 2024. Now, prices appear to be creeping back up, rising 5% year-over-year as of mid-2026 — the highest rate since December 2022. While still modest compared to the volatility of recent years, the upward trend bears watching, particularly as energy prices remain elevated and goods continue to represent the largest share of construction input costs.
